Here is how our LLC sponsorship works:

  • Designated Broker: Your LLC needs an active individual broker to represent it. Our broker will serve as the broker of record for your Business Entity Brokerage/LLC.
  • Agent Sponsorship: Once established, your LLC can recruit and sponsor agents.
  • Commission & Splits: Your LLC retains all commission generated, and you have the flexibility to set commission splits with your recruited agents.
  •  All listings will be held under your LLC’s name.
  • Supervisory Authority: Your LLC can appoint a designated supervisor responsible for approving all commission disbursement authorizations (CDAs)..
  • Errors & Omissions Insurance: Your LLC must maintain Errors & Omissions (E&O) insurance with coverage of at least $1 million

Required Forms for LLC Brokerage Sponsorship

 

  •  From the Texas Secretary of State (TXSOS):
    • Certificate of Formation for a For-Profit Corporation (Form 205): This is the fundamental document that officially creates your Limited Liability Company (LLC) in the state of Texas. It establishes your business as a legal entity.
  • From the Texas Real Estate Commission (TREC):

    • Application for Broker License for a Business Entity (Form BBE-9): This is the primary application your LLC must submit to TREC to become a licensed real-estate brokerage in Texas.
    • Certificate of Insurance for a Broker Business Entity (Form BE_COI-1): This document serves as proof that your LLC has secured the required Errors & Omissions (E&O) insurance coverage.
